Our core team has been together since 2013 and we have rehabilitated nearly 10,000 affordable units. While our focus will always be in Occupied/Unoccupied affordable renovations we bring a vast range of experience to the table that include New Construction as well.



This phase includes constant communication and interactions at the earliest of stages to adjust necessary scopes of work and align the budgets to ensure the lowest costs, we work closely with the design team to create your vision, coordinate with the local jurisdictions and housing authorities to capture additional requirements. We perform site walks, subcontractor visits, 100%-unit walks, system checks, roof checks, path of travel, and more all to capture the complete needs of the unique property you have just acquired, owned for years, or are simply trying to run the cost analysis to present your purchase offer and apply for tax credits. Our team has helped our clients on 4% LIHTC, 9% LIHTC, HOME, CDBG & Choice Neighborhoods deals that have helped save thousands of affordable homes.

During the Pre-Construction phase we begin the M/WBE, Local, and Section 3 subcontractor Reach-out to maximize the potential for success


Our Project Managers and Field Team get involved in each project early, so by the time the boots hit the ground they have already begun working to complete the project on time and with minimal impact to the residents. Having vast experience in Occupied, Relocated, Vacant and New Construction our team can identify potential issues well in advance and correct them. By holding the trusted subcontractors and vendors accountable throughout the entire build, the team can sequence of work, production as well as quality control to stay focused on the stakeholders end goal.


The last step in any build. This phase includes site cleanup, systems training, final inspections, and closeout documentation. After completion the project goals, we have a final walkthrough to ensure your complete satisfaction. We continue to support the property throughout the warranty period and are available for support whenever needed.


Wade Izzo

Vice President of Affordable Housing

Wade Izzo is an Army Veteran with over 33 years of construction experience. He grew up in a construction family and has worked on a wide variety of New Construction and Renovation projects spanning from single-family (FHA, Subdivision, Luxury), multi-family (Affordable and Market Rate), heath care, school, commercial, tenant improvements, and mixed-use facilities.

His skill sets include project cost estimating, construction project scheduling, contract management, and budget forecast reporting. Wade is currently working on his PhD in Construction Management and is a strong motivated individual to think outside the box for solutions to everyday obstacles as faced on the job.

Tom Dulak

Director of Construction

Tom Dulak is an Air Force Veteran with over 30 years of construction experience, and 12 years in the renovation business. He is a highly motivated team player with experience and specialized training in many aspects of Affordable Housing Construction Management.

He brings his high-level organizational skills, and boots on the ground approach to the field staff level, in an effort to ensure that our projects are running smoothly, and we are consistently meeting the needs of our clients. A dependable and resourceful professional, committed to the success of every project and every employee.

Robin McGinnis

Director of Operations

Robin is the Director of Operations for the Affordable team with over 20 years’ experience in the construction industry 9 years specifically in the Affordable Housing industry. Robin specializes in managing all project coordination, maintaining, and managing project account payables and compliance.

Robin is a powerful force in the workplace and uses her positive attitude and tireless energy to encourage others to work hard and succeed. Robin is inspired daily by her family, friends, colleagues, and others to make a difference in someone’s life every day. In her free time Robin enjoys reading, being outdoors, football and spending time with her family.
